We are actively pursuing small- to mid-scale residential infill projects in high-barrier California markets of the San Francisco Bay Area and Los Angeles.

Why Bay Area and Southern California housing?

The structural undersupply, combined with increasing political and regulatory alignment around housing production and demand from Millennial family formation has created a favorable environment for well-capitalized, professional sponsors. We believe small- and medium-scale projects, if focused geographically, will provide economies of scale and offer attractive risk-adjusted returns.

Modular Build-to-Rent

Spear Partners is developing modular build-to-rent infill in the Midwest. We combine factory-built efficiency with strategic tax abatements to unlock economics that don't exist in traditional development. Our first project is in Warren, Michigan where we have been investing in single family rental for over a decade.
